Informational service
EPCScore provides aggregated Energy Performance Certificate data and explanatory content for general information. It is not the official certificate register and does not provide legal, financial, surveying, engineering or retrofit-design advice.
No property-level conclusion
An area average must not be treated as the rating, condition, energy bill or improvement cost of a particular property. Check the official certificate and commission appropriate professional advice before a transaction or major work.
Data quality and availability
Public EPC data can contain errors, omissions, repeated certificates, opted-out records and changing classifications. We label major dates and limitations and aim to correct reproducible errors, but we cannot guarantee uninterrupted access or that every figure is complete or current.
Official and external services
GOV.UK is the authoritative service for finding an individual certificate. EPCScore is independent and is not endorsed by or affiliated with HM Government or MHCLG. External sites have their own terms.
Licence and reuse
Underlying public-sector information is used under the Open Government Licence v3.0, subject to exclusions and third-party rights identified by the source. EPCScore's presentation, analysis and original text are separate from the underlying public data.
Reasonable use
You must not attempt to disrupt the service, bypass technical protections, misrepresent EPCScore as an official government service, or use the site to infer or publish sensitive information about individuals.
Liability
To the fullest extent permitted by law, EPCScore is not liable for decisions made solely from area statistics or explanatory content. Nothing in these terms excludes liability that cannot lawfully be excluded.
